Market Summary Sept/Oct. 2014

Niceville continues to see a great 2014 year in real estate sales and upward price trends.  The average listing price for September 2014 in Niceville was $344,738, up from an average list price of $326,669 in September of 2013 and our List-to-Sold rate is 93%! That is incredibly encouraging for potential sellers to estimate their return on a home that is priced according to it's true market value.

Our average Days on the Market have decreased, which is what you'd expect to see when the local market is experiencing an upward trend. Homes sold in the last 30 days averaged 127 DOM as opposed to 165 DOM this time last year. (That's almost a 25% less time before going under contract!) 

Niceville's most active price rage this last month was between $200k-$249k with 78 new pending contracts.

We all know that real estate is an incredibly localized business and even within the Niceville market, price per square foot averages are very dependent upon factors such as neighborhood, year built, square footage, and recent improvements. It is important to work with a real estate professional that knows their market and can give you an honest value of your home to allow you to get the highest return on your investment with as little stress as possible!
